New condo went up across the street from me and I would say around 60% of it is rented out as long term stay. The amount of Cabs that are in front of that place is crazy.
The city doesnt like Hotel proposals in the downtown and they shoot them down all the time. Developers are getting around this by building condos and selling them to these companies. Its greasy but its the citys planning department who are to blame for that. - DDM-Coga

Which really sucks when people are trying to come here for meetings and end up having to stay out in the NE because hotels downtown are all either booked or exhorbitently priced
Why can't this city do a multi functional building like other places?
Have retail, residential and hotel all in one high rise. - Iggysbff
Super expensive to do those sort of buildings bc of the structural transfers required (if you want a technical answer). And hotel tenants are a female dog to deal with, they like stand along buildings and like having ground floor entrances.
But there a few coming, one in Eau Claire, and one on the site of the old Alberta boot factory. But they are a few years out |

Nenshi has no idea what is going on in the planning department, he doesnt get involved with that. Its the aldermans who have the most power oustide of the planning department. Evan Wooley is new and just doesnt have the balls to support one of those projects in his Ward yet.

Its more expensive than most since you have to transfer structural loads at each use since each require their own unique structural grid to achieve max efficiency.
Parkades, Retail, Hotel, Condo would have to transfer 3 times, usually looking at a concrete slab of a meter thick at those locations. And with the price of construction and steel right now in this city. You try to avoid that as much as possible.

Calgary is the next Detroit, insert Natives for Naggers. Anyways when I started hanging out a lot in Calgary in the late 80s it was awesome, Electric Ave was in its prime and the population was around 400k. Now Calgary sucks balls, sprawl is horrible, driving is poop, and the nouveau riche (Financed to the (frank)ing hilt) people are ghetto stars. Only good thing about Calgary is gonna be the fire sale they have when oil doesn't stabilize in price for a couple years, I'm gonna get cheap quads and sleds and travel trailers, its gonna be wicked. |

Oil prices rise and drop (this was accounted in the forcast) but they are projecting this province to grow its economy at a 3% increase on average over a 25 year span per year and the population to grown at a 5% clip....Calgary is to be a population of 2 million by 2040.
They sprawled first, and now they are densifying in the inner city. This is the mandate of Rollin Stanley, the lead planner of the city of Calgary.
Unless there is a 1930s depression that hits all of Canada, this place will still be clipping along. |

Calgarys own growth is fueling much of the revenue generated in Calgary, once building slows down the entire city collapses on itself. Calgary is already showing signs that Detroit showed earliest, communities like Okotoks, Airdrie Cochrane and even Canmore are using the infrastructure payed for by a shrinking amount of actual Calgary residents. Unless Calgary actually forms a GCA or a district municipality at some point soon they are heading for disaster. Sprawl is only a good thing if the amalgamate with the communities they are growing into.
