My girlfriend and I completely renovated our downstairs and made it into a large master bedroom and master bathroom with a large closet, and we moved down there. She was not totally on board with it until we went over our design, and after it was done, it took all of two nights down there for her to love it.

PM me and I can share before and after pictures.

It wasn't cheap, but it ended up costing us roughly 20% of what you estimated above.

I bet. But storage then becomes an issue as well, as we'd be cutting into that. The garage is only a 1 car, and his mustang is parked in there during the winter. There's a lot of other intricacies which have led to him thinking that just buying something that has more space like we'd like is better.

At the end of the day, it's his choice as it's his house and if he decides he wants something else, that'll be his too as it would be in his name and he'd be paying the down payment on it.

The Ducks have an internal cap (but blew by that and are over the cap now LTIR) so Nylander might work there

Minny is up to the cap and has a bunch of RFA's due raises

Carolina is going to be moving in the next few years so who knows with them

Nashville you're probably right on

Correct ............anyone who thought Murray was going to be able to assemble a cup contending team in a year or two was/is delussional. Considering he basically had to start from scratch ................. I'm fine with where we are headed.

well said. i think murray has tried to fix the d without giving up much- a second for gorges, pysyk for kulikov, 3 million in ufa to franson- not much luck. i dont think he has too many more low risk trades for d left. its gonna cost this summer. i expect a lot of people to not be happy. and they should be considerably better with a couple competent d back there. maybe some lottery luck for once? i know its a poor draft but we are past due for one of these to break our way. i like where we are headed too, but that d is a fatal flaw that has to be addressed to take the next step.

In this scenario, inevitably we are the buyers. The world knows we need a top 2 D man.

What team unless they are rebuilding would take an unknown (albeit high end) prospect for an established D.

Only way Nylander works IMO is if it's part of a big package or it's for an unproven D prospect

It would have to be for a mostly unproven but promising D prospect.

I am sure the Ducks are going to try and sell off Fowler, but that doesn't make things much easier for them even if they do that.

A team that would take the bold above would be one that is going to lose a D player anyway due to the expansion draft and would like to get back a player they don't have to protect at this time.
