For as much as people complain about the public school system in Buffalo the city of Buffalo's school system is better than 95% of the school districts in Florida.
There isn't a suburban public school district in New York that is worse than any of the school districts down here.
For example I live in Florida, no state income tax.
Property taxes for a $250K house are about $3500 a year
On the lower end for sure.
However almost every highway you take you have crazy tolls. Like my buddy pays $12 a day in tolls to get to work. $3000 a year in freaking tolls.
So make that $6500...
For Buffalo people imagine having to pay $12 a day in tolls to get to and from work.

If I take the toll road to and from work, I am looking at around $6 roundtrip. If I don't take the tolls to work I add anywhere from 30 minutes to 45 minutes on to my commute one way.

1. Tennessee
Tennessee has no income tax but does have a "hall tax" -- that is, a 6% tax on interest and dividends, which is specifically allowed by the state constitution. Tennessee also has a 7% sales tax. Income taxes are a contentious issue in Tennessee. My point when I brought up the cost of housing was more or less in reference to buying a house/condo out in Cali. Most of the real estate out there is insanely expensive.
There are plenty of other places in the country where it's much more affordable to live like Buffalo.
