It's possible, but I think Zadina and/or Svechnikov will go ahead of him. I think he'll be a top-5 pick for sure though.

Not sure which "him" you mean, but it could be costly for them to jump up into the top-5 picks depending on where their draft position is. Maybe they can swing a trade with a team like EDM, if they're picking there, who is picking in that range but doesn't really see themselves as a "rebuilding" team. That might be where McDonagh becomes a big trade chip, if the Rangers seriously consider moving him.

Hypothetically do you think if we end up with a top 10 pick that along with Mac could it get us a top 3 pick? Or should we hold onto that pick and pick up additional assets for Mac

Lots of assuming here, but I'm not so sure that it'd be enough. Talent gap between 5 and 10 will be massive and that late first isn't really super valuable.

This is probably more along the lines of what I think it would take to move up into the top-5, but you have to find the right dance partner.

Rebuilding teams aren't going to want a defenseman with 1 year left on his deal who is going to cash in big-time on the next one, which will take him well into his 30's. If the Oilers continue to stink and end up with another top-5 pick you may be able to get Chiarelli to bite on that one, since they probably don't really classify themselves as a "top-5 pick" kinda team. But teams like BUF/VAN have no use for McDonagh on an expiring deal in the immediate future.

Tkachuk is going to be a top 10 pik, probaby top 5 pick. But he'd have to have a monster 2nd half of the year to knock out two of Dahlin, Zadina or Svechnikov. I just don't see it.

Maybe, but they've also been linked to rumors of trading core guys like Hoffman. That doesn't sound like a team that's really gearing up for anything. That sounds like a team that's gonna try to sell off some assets, stockpile picks/prospects and hit the reset button, to me.

But I will concede that it's just as plausible that he acquires McDonagh to be some sort of replacement for Karlsson if they don't think they can sign him.
