Elie actually made out pretty well. His NHL salary is lower than what it was, however his minors salary is $300k. His last deal had a minors salary of $70k.

It's because they're taxed to death

Property taxes are stupid high

The pay scale has improved in Buffalo the last few years but they are still underpaid

The property tax prices people out of buying houses in Buffalo

For example a $300,000 house here in Florida say it's a 3 bed 2 bath 1600 square feet has a $3000 a year property tax bill so the mortgage is around $1500 a month

In Buffalo a $300,000 house in West Seneca same size and features has a $6000 a year property tax bill has a mortgage closer to $2000 a month

Home prices, up until lately, were usually significantly lower here though. People I know that moved out had sticker shock when buying a home in their new locale. $300k usually gets you more than 1600 square feet up here though.
West Seneca is known for high taxes. Don't know why anyone lives there.

Taxes and cost of living have more to do with it than weather does.

Find a way to cut taxes about 25%. Buffalo would grow like crazy.

Last year I sold a house in Penfield (rochester suburb) 3,200 sqft 4bed 2.5bath (1 acre) $365,000. The taxes were 12,200 for 2018. Penfield has the largest municipal work force in Monroe County other than the City of Rochester, and it has very little commercial real estate to tax, so the town budget is paid with astronomical residential taxes.

I'm selling my house in the next few months.
1,600 sqft, 3 bed, 2 baths, one level, built in 1953. No garage, no basement, all the (frank)ing trees fell down so basically no shade.
I'm selling it for $270k

I live in Davidson County and taxes are only $1,400 a year.
less than 5 minutes from downtown.

Edit: I'll probably actually get about $260k

I'm counting both cases that went to an errbiterr.

The sole reason Elie went to a hearing was to fight for a 1 way deal. It's clear that he lost, and it's one of those "unofficial" rulings like 'hey, ya know, we'll give you our verdict in 2 days, but you won't be getting a 1 way deal" kinda thing. So he just signed the Sabres offer and lost out on an extra 35K from his QO. Girgensons would have been put in Saddam's hole if he went to arbitration, which is why he signed his QO. Or Larsson. Or both I think.

He's going to make more $ this year than he would have under the Sabres request or his QO. They just agreed on a compromise before the ruling. If you want to count it as a Sabre's win, that's fine. I just don't infer anything about a decision that never happened.

I have had to go through an arbitration, and it there are three lawyers, mine, the other guys, and the arbitrator. I don't know if you'd say its casual, it's more like a business meeting than anything else.

Right, likely Buffalo wanted 70k and Elie wanted a one-way. 300k is in Buffalo's favor, but it's still a significant amount of $ for a guy who probably doesn't expect to play in the NHL this season. I can see why he'd take that instead of risking a ruling.

He lived in Penfield and had enough of the property taxes

I think Tennessee schools are bad overall.
They did some shady dealings down here and passed this voucher bullpoop.
There will be some hearings on how it was passed.
The Governor is a businessman that has no idea how to run a state.

You can keep that traffic... I have been to LA twice and it takes 2-3 hours to go 30 miles in rush hour. No thanks...

Sure WNY has some franking horrible winters but snow melts. You can't beat the food here, Real estate is low and we have really great summers albeit for 3-4 months. The fall season is awesome..

I just want out for 3 months! Jan-March
