Not much to write about in late July for a hockey writer.
I didn't know Barnaby was a host on Instigators either.

Damn. I have 1200 sq ft, 3 bedrooms, full basement, 1 car garage. Taxes are ~3200 a year. I could sell it for maybe $140 if I was lucky. Bought it for $76k 13 years ago. You buy a house here as a place to live, not an investment.

I live in Endicott, a suburb of the cosmopolitan Binghamton, NY.

I had this EXACT same conversation with my wife. Thankfully, I own a side by side to more than make up for my taxes (5600/year I get 750/month for rent). I laid out the expense of buying the house, maintaining the house, and taxes and showed that. Then I showed the average appreciation of houses in this area and it was maybe a 3% net profit, well below an equivalent mutual fund, stock, or 401K investment over the same time period. Told my wife we'd never buy a single family house here as, if you consider opportunity cost, it's a losing proposition.

You know what I learned after all this? I really need a life and am a nerd.

Then the girls moved out and a steady parade of asswipe tennants came through and made the whole thing suck balls. Still have the wife, though.

Thankfully that hasn't happened with me. I don't live in an area that works for college students and I have a 2BD, washer/dryer, and a garage stall. Geared towards empty nesters or young working couples. Lived here for almost ten years. THREE tenants in that time. I am a BEAR during the interview/application process.

Only someone from Florida would plan a camping trip to Buffalo in May.

Interesting articles by Matt F and Joe B at The Athletic reviewing Bill's practices daily. Great info, especially for those of us who live elsewhere but are still Bills fans.

McDermott and staff seem to be giving Josh a daily dose of realistic but challenging scenarios at practice, by puting him in scenarios like on his own 2 yardline, or 4th and goal to deal with. I like the idea, especially against their D ... should help him during the season to learn to effectively deal with them and others situations.

From those reports by Matthew and Joe, seems Josh has had regular up and down performances...some of those Ups are of the "oh wow" variety by hitting big plays...and some "oh poop" results from ill advised throws too. Hopefully, they can get him to better understand the difference in plays that will likely result in wow versus oh poop.

This should be a fun season with much to debate about!
