Unless by peers you mean teammates. In that case, I've never heard of a player who his teammates didn't say was working hard and doing great. |

You wouldn't know it from how difficult it is to buy a house. There's not nearly enough stock compared to the amount of demand. I assume the population drop is in the rural areas as it either moves out of state or closer to the urban center. It's also hard to find homes in suburban areas

I talked to a bartender in Nietzsche's one night a few weeks ago, around 3am. He was a homeowner, had a home on Hertel.
He said that 10 years ago, his property was valued at 40-50k, given the location, size and condition of his home.
He claims that Cuomo hired a property consultant to reassess the value of properties around New York State, in the big 4 that aren't NYC (Buffalo/Rochester/Syracuse/Albany). Literally overnight, he said his property went from about 50k to 150k, and it was part of the "revitalization plan" Cuomo had for New York State outside of New York City. He's been dealing with the property taxes, local taxes, city taxes going up and up ever since
The actual city itself, Buffalo, is losing about 10% of it's population every decade since 1990, and in 1980, lost 20% of it's population.
It's why this whole Buffalo Renaissance idea is a blatant lie - Buffalo has to sell herself to affluent millennial's from downstate and the idea that housing is cheap comparatively, and there is a vibrant and hip "arts" scene.
Face the truth: Buffalo has not been a destination for people since the end of World War II and there are a substantial amount of reasons for this. Horrible city planning, awful placement of highways (a fate most US Cities suffer from), a lack of foresight on industry and economy, bad climate, low wages, high taxes, poor public education, crumbling infrastructure, over-bloated bar/restaurant scene and a transient lifestyle from the locals who drink way, way too much.
I have no issues with what Buffalo was circa-2000. I loved my city. But it's attempts to sell itself as a "blue region" while surrounded by some of the most redneck and conservative parts this side of the mason-dixon line, a corrupt and useless mayor who keeps getting re-elected, as well as proclaiming itself to be an "artist stronghold" or somesh!t (no artist needs to tell someone they are an artist).
Buffalo is clinging to the image it built in 1900 and by all means, it was the cultural epicenter of America for a good couple of decades but that Buffalo has long since been dead and what we have is a post-industrial wasteland full of the biggest and most elaborate parks system in any major city in the country, gorgeous geography and the derelict beauty of it's abandoned architectural accomplishments and that's the Buffalo I am from and love, personally.
We don't need to change, we need to improve. Lose the inferiority complex, lose the over-ambition, lose the persecution complex and just be glad we aren't Detroit. |

I am a Risto defender so I will use him as a prime example of your point. He is far from a perfect player, so let me get that out of the way first. But he came into the league to join a crappy roster and was immediately relied upon to play heavy minutes. Sure the coaching may not have been great but the roster was less than great so he was overmatched and overworked at both ends of the ice. Thus his poor stats.
Everyone is so sensitive now to how players are developed but they are quick to poop on risto himself for why he still needs to work on aspects of his game. We are only a few weeks into this season, but this roster will allow for everyone to improve in areas they need to because there is sufficient depth, they have good leadership, and they are all buying into a system that doesn’t rely on individual talent but instead on the collective performance of the team. - Chris16
Risto played 19:07 his rookie year as a 19 year old on the 2nd or 3rd pairing for the worst team in the league.
Dahlin played over 20 minutes as an 18 year old on the second pairing for the 4th worst team in the league.
The difference is Dahlin was, is, and will be good. No one worries that he was ruined by last year and now needs 7 years to improve. |

I was just in the housing market this past spring and tried to buy a house off hertel. Those houses are getting 160+ for garbage houses that need renovations.
I settled for the suburbs and renovated.

Highly doubt NHL games this year .....he needs to recover from his hip surgery and find his game. Not saying he lost it, just a longer recovery and hasn’t been on the ice |
