I talked to a bartender in Nietzsche's one night a few weeks ago, around 3am. He was a homeowner, had a home on Hertel.
He said that 10 years ago, his property was valued at 40-50k, given the location, size and condition of his home.
He claims that Cuomo hired a property consultant to reassess the value of properties around New York State, in the big 4 that aren't NYC (Buffalo/Rochester/Syracuse/Albany). Literally overnight, he said his property went from about 50k to 150k, and it was part of the "revitalization plan" Cuomo had for New York State outside of New York City. He's been dealing with the property taxes, local taxes, city taxes going up and up ever since
The actual city itself, Buffalo, is losing about 10% of it's population every decade since 1990, and in 1980, lost 20% of it's population.
It's why this whole Buffalo Renaissance idea is a blatant lie - Buffalo has to sell herself to affluent millennial's from downstate and the idea that housing is cheap comparatively, and there is a vibrant and hip "arts" scene.
Face the truth: Buffalo has not been a destination for people since the end of World War II and there are a substantial amount of reasons for this. Horrible city planning, awful placement of highways (a fate most US Cities suffer from), a lack of foresight on industry and economy, bad climate, low wages, high taxes, poor public education, crumbling infrastructure, over-bloated bar/restaurant scene and a transient lifestyle from the locals who drink way, way too much.
I have no issues with what Buffalo was circa-2000. I loved my city. But it's attempts to sell itself as a "blue region" while surrounded by some of the most redneck and conservative parts this side of the mason-dixon line, a corrupt and useless mayor who keeps getting re-elected, as well as proclaiming itself to be an "artist stronghold" or somesh!t (no artist needs to tell someone they are an artist).
Buffalo is clinging to the image it built in 1900 and by all means, it was the cultural epicenter of America for a good couple of decades but that Buffalo has long since been dead and what we have is a post-industrial wasteland full of the biggest and most elaborate parks system in any major city in the country, gorgeous geography and the derelict beauty of it's abandoned architectural accomplishments and that's the Buffalo I am from and love, personally.
We don't need to change, we need to improve. Lose the inferiority complex, lose the over-ambition, lose the persecution complex and just be glad we aren't Detroit. - BeadyEyedDouche

Places like Alden, Newfane and Lockport are bleeding people, especially as a percentage. Amherst, Eden are gaining people.The city isn't losing 10-20% of its population every decade. Its lost 4k, or 2% over a decade.
I've been house hunting for close to a year. I've looked on the west side and the southtowns primarily, and anecdotally, it is VERY hard to find a house (finally found one). Sure, people are leaving what we would currently consider more undesirable areas (east side, lockport, cheektowaga, lackawanna, Alden), but it's nowhere near as bleak as you and the bartender from Nietzsche's are saying. |

No, he hasn't really. Dahlin is still playing over 19 minutes a night, and he's taken Risto's spot on the PP. Dahlin plays more than every defensemen except Risto and McCabe. And it's only been ten games, and he got benched in the third period of one of them. I'd be shocked if by the end of the year he wasn't playing 22-24 minutes.
If anything, dahlin has lost a minute or two of ice time because we are deeper and better at D and the time is being spread a bit more evenly. |

And it's only been ten games, and he got benched in the third period of one of them. I'd be shocked if by the end of the year he wasn't playing 22-24 minutes.

I was just in the housing market this past spring and tried to buy a house off hertel. Those houses are getting 160+ for garbage houses that need renovations.

I am not sure if you guys agree with me with or are poopting on my original post. I was not comparing Risto to Dahlin. But, when Risto played poorly his first few years his coaches were neither smart enough to nor could they afford to reduce his minutes. He just got thrown back out there to the wolves. I want to see him play more in this system before he is launched into the sun. If by January his defensive zone play and overall IQ still hasn’t improved then move him at the deadline, if u must. |

The actual city of Buffalo is 100% losing a significant amount of it's population as people flood to the surrounding areas and suburbs, whether they remain in the GBA or not doesn't matter, the city itself cannot keep homeowners around and it's quickly becoming slumlord central in every neighborhood. |

I just dont think you're in touch with what's actually going on. That sentence in particular is just totally off base. I dont think you have seen the real estate/rental market in the EV or Allentown or the west side. It's completely the opposite of what you're describing

Tell me, how many young people are "buying" these houses for hundreds of thousands of dollars in Buffalo, NY? Where are they coming from? All I see is "Room for Rent" signs scattered on the West Side, every house in Elmwood village is around 500k - it's ludicrous.
A single family or multi-unit home... dude the reason you can't find one in Buffalo is because they're being rented out. Slum-lorded. You will not find a house on the West Side, Elmwood or Allentown for a reasonable price that isn't slum-lorded out, I have a ton of friends on the West Side and they all rent a room or apartment in the same house as the home-owner or each unit is filled by non-owners.
What I mean by the city can't keep homeowners around is that they own the houses, but they don't LIVE in them. They rent them out for ridiculous prices and live in the suburbs. |
