Tell me, how many young people are "buying" these houses for hundreds of thousands of dollars in Buffalo, NY? Where are they coming from? All I see is "Room for Rent" signs scattered on the West Side, every house in Elmwood village is around 500k - it's ludicrous.
A single family or multi-unit home... dude the reason you can't find one in Buffalo is because they're being rented out. Slum-lorded. You will not find a house on the West Side, Elmwood or Allentown for a reasonable price that isn't slum-lorded out, I have a ton of friends on the West Side and they all rent a room or apartment in the same house as the home-owner or each unit is filled by non-owners.
What I mean by the city can't keep homeowners around is that they own the houses, but they don't LIVE in them. They rent them out for ridiculous prices and live in the suburbs. - BeadyEyedDouche
I left the city a decade ago, so I can only comment on this so much, but since 2010 Buffalo's population has apparently decreased by less than 1% every year. Sure, the city isn't growing, but it's population is not in the free fall you've been describing, either.
Also, I found this bit interesting: After a decades-long loss of young people, the Buffalo-Niagara area has finally turned things around and is once more seeing a growth in the number of Millennials moving to the region. Since 2006, the number of Millennials (aged 20 through 34) has grown by over 10% while the region's total population shrank 1%. This has been the most substantial growth of young people among all counties in New York and exceeds national growth for the age group.

24yrs old is close to the end of his career, ok, that's just starting for some. And never said anything bad about Dahlin, kid is good, and it looks like he's getting the coaching he needs to be great. It's to bad some others didn't - Buff36

This is his eighth season dude. Most people don't play sixteen seasons. Maybe he will. Either way, his career is half over, give or take a year or two.
This league is filled with stars that are 19-23 years old. 25 isn't young in hockey.
And even if the coaching point was true, who cares? I'm not running a charity. I'm supposed to keep Risto for a decade because he didn't get a fair shake? Maybe the coaches ruined him. Either way, he no good.

I'm talking about the city population, yes, not the urban or metro, but you're right, since 2010, population has more or less plateaued and seems to be about a 1% loss - but still not even close to a revitalization.
And I'm well aware of the marketing of Buffalo to downstate - It is and has been being pitched as a cheap, laid-back alternative to NYC in the 20-30 groups.
They're trying to keep college grads around but they don't tend to stay. I do however know quite a few people from central New York, downstate, Vermont... It is becoming an appealing destination for young adults from the Northeast region who have no families but have the money to relocate, find a job and commit to becoming a "permanent" resident.
But you're kidding yourself if you think Buffalo will ever rival a city like, Pittsburgh, for instance. Pittsburgh is literally what Buffalo would look like if it survived the death of the steel industry - Successful sports and business ventures, corporations setting up shop, regional migration is huge in PGH...
And again, it doesn't need to. Buffalo does need to find an identity, though, because it can't seem to focus on one and I don't think adding 6 new breweries or distilleries every frigging year is the way to do it.

Places like Alden, Newfane and Lockport are bleeding people, especially as a percentage. Amherst, Eden are gaining people.The city isn't losing 10-20% of its population every decade. Its lost 4k, or 2% over a decade.
I've been house hunting for close to a year. I've looked on the west side and the southtowns primarily, and anecdotally, it is VERY hard to find a house (finally found one). Sure, people are leaving what we would currently consider more undesirable areas (east side, lockport, cheektowaga, lackawanna, Alden), but it's nowhere near as bleak as you and the bartender from Nietzsche's are saying. - jcragcrumple

But if you're going to accuse me of going off the deep end for saying he isn't a top pairing defenseman, when everyone who watches hockey all around the league agrees with me except for a few deluded buffalo homers, the maybe you should look in the mirror.
If Ristoleinen plays 16 seasons he will be 33. Will he play after that? Honestly I have no idea. The game seems to be moving in a direction where most guys are retiring earlier. Maybe he plays an extra year or two. The point is, to say his career is half over is not wrong at all. This is eight (frank)ing years dude. Mike Bossy made the 100 greatest players ever list and only played 9. 8 years is longer than the average NHL career. You show me examples of players who became elite players in their ninth season.
I'm off the deep end? I called him a decent D man who is a bit overpaid and a lot overplayed. That's a reasonable, dare I say majority, opinion.

Do you honestly believe there is some coaching conspiracy to play a worse defenseman in the top role? Do you think that these professional hockey minds are worse than you at evaluating talent? Do you think every coach that has come through here has made the same mistake at identifying Risto as the best option on the roster to play the top role?
Smh. Doesn’t it ever get old to you? We have no one currently better!!! Risto is the best option. Only some people on this board argue that it’s not true!! You don’t hear anyone in professional hockey, previous players, analysts, nobody, besides some of the obsessed people on this board, arguing that there is a better defenseman on this roster to play that top role.

So either he is lying, or he believes playing Risto over Dahlin gives them a better chance to win the games.
