The Dome was built at the time to be a premier site for the Jays, Argos (back when they drew 30,000+, but also for international tours and concerts. Another stadium holding 45+ would need to be filled on the days the Leafs weren't playing. There is a lot of competition in that area in the city.

I like this take. The value is the land. If it is demolished, it will be more condos. Let's not also forget that the Staples centre was modelled after the Dome. And after experiencing it, that is absolutely true.

I would agree about the dome - it will present an interesting problem to find a temporary venue for the Jays while the new statium is built. Construction in Toronto seems to drag on forever.
