I still wonder why Obama didn't give that stimulus money to the people who needed help to keep up with their mortgages, instead of just handing it right to the banks. i bought my house in snyder for 130k 3.5 years ago now its worth 180k

neighbors added a 2nd bathroom (literally a toilet and a shower in the basement) and sold theirs for 220k

I happened to be talking about this with my friend last night, and I was using the inflation calculator to figure out how much my parents' first house cost. I just used the calculator on your $35,000 figure which is about $96,000 now. Idk what part of the area you lived in, but I can tell you $96,000 will buy you a smallish 2-bedroom house in a "transitional" neighborhood on the west side, currently. That's doable. If you want a smallish house in a quieter suburb with a good school district, you're looking at double that for an entry level home. That means coming up with $40k for a down payment. Not easy.

This isn't meant as a "woe are we" post, but somewhere along the line, home values outstripped inflation and salaries by a sizable margin

I think alot of things are relative though.

In 1982, the P&I on $33,250 = $461.00 monthly, at 16.5%, which is equivalent to $1,237 in 2020.
In 2020 a monthly P&I payment of $1,237 with 5% down will buy about $190,000 - $195,000 house. That falls in line with your estimate above. Taxes today would be more for sure, so would have to knock that price tag down for sure.

The house I bought was 4 rooms; 2 bedroom, Liv Rm and eat-in Kitchen. It was run-down pretty good in Town of Tonawanda, no garage. I only put down 5%.

I rennovated, literally gutted the entire house and expanded the walk-up attic to have another bedroom, sided it myself as well.
4 years later I sold it for $70,000. Bought 2 more houses and rennovated them myself and sold them for good profit as well. My goal was to get to Clarence...took about 10 years and 2 more houses to renovate significantly.
Sweat-equity was the only way to do it for me.

$17,000 salary figures to be the equivalent of about $46,000 in 2020.
My wife at the time worked in retail...made about $9,000 which would be $24,000
So about $70,000 in total today.
