But last year land were selling 25$ per SF, that why I'm saying they have gone insane

I'm no expert, but i'm also thinking you will need to fill the land ( renflouer) cause its probably sinking for a reason ! that means even more $$

Prices are out of control in the GTA, I'm looking to buy a townhouse this year, use it as a rental and have someone else pay the mortgage and just sell it in 15 years when I retire

And the all time low interest rates are not helping the middle class at all when it comes to buying houses, it's the complete opposite actually... all the investors with deep pockets see an opportunity

Starting mine at 299K$, paid 270K$ in 2013. I'm in a Quebec suburb so the prices aren't nearly as expensive as where you guys live.
