I'd go with Robertson at 3, I think Niemela will be better then we think..
Also, Muzzin's hurt already? We need Sandin now

So this may sound like I'm mocking the homeless, but it's a sincere question:
Where are all of them getting these expensive tents?
Is an outreach program providing them? - Atomic Wedgie
If it’s anything like London (if you can believe it average rent in London is now going over areas in the GTA… over $1700 for a single bedroom on average now) so there is people, living in tents, who don’t get wasted or overdo drugs but they still can’t afford a home so they literally use public areas for showers when they can and take their bicycle to and from work… it’s over the top absurd the government is allowing anything like this to happen.
Those people I genuinely feel for… there’s also an even bigger group of people dedicating all their income to rent and then rely fully on the food bank to eat. This location is getting absurd. Tons of Toronto folk buying homes down here since they work directly off their computers from home so they can buy a home here in London for $600K instead of $1.5 million. Lots are being spliced in half like crazy with new homes being built. A friend of mine, lives about a 2 minute walk down the road from me, bought his home in this neighbourhood for $150K in 2013 (used to be a starters neighbourhood with quite a few iffy renters). He decided to have it checked again this year with no intention to sell it but found out it’s worth $675K now.
This neighbourhood has changed… the iffy folks can’t afford it anymore. We own a place in PEI but stick to London due to my needed healthcare. We rented from a triplex. The upstairs unit was only getting $875 a month since the tenants had been here for 8 years. They moved out… a quick renovation was completed and it has been rented for $1975 a month. |

Times are tough for lots of people.
BTW, your place in PEI might end in Sept Isles by the time Fiona rolls through. Are you going after the storm?

London is booming huge… expanding outwards with high rises being built all over the place (including downtown where old buildings are being torn down to do so)
The cost of living in this city is skyrocketing fast. We’re looking forward of moving to PEI permanently but I still got some medical care to get through and London is the only place I’m Canada with an epilepsy ward.
Not bad for us since we’re originally from Strathroy so at least family is close by.
But we found a “cheap” place.. tiny as hell but has a kitchen, livingroom, bedroom, bathroom with a tub not just a standup shower, and a covered front porch which is part of our unit. Cheap = $1142 a month now but thankfully it’s all inclusive… looked like absolute poop when we picked it but since I can’t work right now I came up with a deal with the landlord, who is the owner of a construction company, for a discount for taking care of the lawn, shovelling snow, etc. He even supplies all the tools needed and knocks a couple hundred off our monthly bill. |

We’re aiming to do a visit within a month, and plan to move there in the spring.
Hopefully the place is fine since it’s right on the water (has its own beach) just outside of Alberton. May is our target. |

Years of low interest rates and high immigration and people want to live where other people live. There’s some problems with speculation where people flip houses but it’s basically driven by high demand. Obviously, the increase in rates has killed a lot of the sugar high |

I could see him being moved in a deal for Chychrun.. I'm not downplaying Little Nicky or his potential.. I just think the Knies and Niemela should be ranked higher than him - PatC80
Put him in a trade while he has value.. He is not an NHL player and after this year he will have no value. |

Of course the same here, specially in and around Oslo. But 4.5 times the price in just 9 years sounds like there's a lot wrong with the economy. |

I’m a tad worried about it being in PEI during Fiona, but thankfully the winds are primarily going to be from the north and northwest and the beach on our place is southeast and down a hill so flooding isn’t a big concern. Mainly winds but it’s a solid cottage which has insulation and heating (made to be livable during winter) and loads of trees around it so needless to say my fingers are crossed but I feel good about it.
Here’s a pic of the place from a couple years ago:

You Canadians have any issues with Hedge Funds buying up property? And just to hold, not renting or reselling, just literally knob gobbling up the supply. |

I’m not sure that it was hedge funds but last winter 20% of properties in Toronto were owned by people who owned multiple properties. I don’t know how how many were holding vs reselling but there was a lot of flipping. I live 40 miles outside and that’s all I guy I know did. Someone (I think his father-in-law) was backing him and he was buying, doing some renos and reselling in a few months for $300-500K more. Big time guys in Toronto were doing a lot more especially in the condo business. I’d see the open houses on his places and all these young couples were all getting out bid. |
