2 points I've learned as a landlord.

1. Evictions suck. I've had to evict one tenant for nonpayment of rent. I got it done very quickly, but it was still an awful process for everyone involved.

2. When you get good tenants you keep them. Going a month without rent is not worth raising rent $100 or $200 when you may or may not get tenants who give a poop about the house they're about to live in.
