Yep, that is the total.

$5500 was the wiring and plumbing.

$9,000 for materials (drywall, lumber and screws plus some other stuff, bathroom, tiles and floor)

$7500 for kitchen and flooring ( my nephew works for the manufacturer, got a big discount)

My brother in-law and I already had all the tools needed, did not need to purchase anything but blades for the saws and a few small tools that needed replacing. That was a huge expense savor.

Furniture and granite counters are not included but none of that was included with the quotes.

Nice. I'm starting a 2nd/3rd story reno that requires about 1/2 the electrical to be replaced - that alone will be 10-15. I'm a handy guy too but my general told me to (frank) off and stay out of his way.

I bought in 09' and everybody told me then that it was an overpayment and that the bubble will burst. It'll happen one day but demand will always surpass supply in that area (and any area for a 3 story victorian south of Bloor between Beaches and High Park). Prices will just keep climbing b/c of the location and style of house. My neighbour just told me he's about to list ...his asking price made me spit out my beer.

Personally, I'd want to start a business there. I was looking at a property on manitoba street with a store front and apartment above, $239k... and you've got a backyard and garage.

But that requires some seed money to survive the first 3 years. Then, once we have enough saved up again, buy a house and rent out that apartment.... nice dream

The retirement plan is a nice property on the edge of the city and run a boarding kennel for dogs... those cost hella coin to send your pups to, so might as well reap those benefits...

Or buying a plot of land and building a few cabins on it, and renting them out year round.

800 buys you a house that needs gutting. He's gutted and reno'd most of the house and has a basement apt that he rents for 1100/month. Change your Komisarek to Keon.

Have you tried making cold-brewed coffee?

Takes a bit more coffee than regular drip(70gs for 500ml) but it tastes fantastic and is super strong... and far less acidic, because it's never heated.

Sometimes you just get lucky or because of unfortunate circumstances.

When my mom passed in 1998, my dad said he would sell the house to me in a few years, provided a guest suite was made for him downstairs.

When I married in 2001, he sold the house to me (it would make people's head spin how cheap I got it)

I have no mortgage today, well haven't in quite a few years, that is how cheap I got it.

No I haven't, I only make ice tea. I have to try it some day, my wife usually gets iced coffee from tim's or somewhere else.

I bought my otherhalf one of those multi faceted coffee units that have the regular ground drip side, a single cup ground drip on the other side as well as a kuereg thingy part.
