Sorry guys, posting a non hockey related post from last thread. I got my soapbox out so I ain't putting it away until I've made my point...

Interest rates are going up and thanks to the new stress tests, prices are projected to drop in Canada's 5 largest housing markets.

It won't drop enough under the current set of rules. The vancouver market would have to drop 70% to get inline with national averages. We know that ain't happening. Vancouver will be an expensive place to live for ever more.

Government secured loans on houses were put in place so banks eased up on their lending criteria. Otherwise nobody would get mortgages. Makes sense. But as long as that is available to foreign investors the stress test won't make a difference.

Where else in the world can hold an investment of $5M - $10M of borrowed money, make insane profits, and have the whole deal insured by a third party while not costing the investor a dime?

Well they said it could drop up to 30% but I doubt that and with all the foreign money.

From Carol's post....

"Given the perception that Jim Benning tends to give more than most observers would like when he makes a deal, I'm glad to hear that he walked away on this one"

This statement alone should apply to the rest of the season unless it means selling expiring contracts. Find someone to wheel & deal for you Jimbo.

Insane what people work their life away to never really own in Vancouver...

I paid 69k for my small house on 10 forested acres with a sometimes fishable creek out front and 90k for a 3 bedroom house on a cleared 5-acre lot. Both have large out buildings and both are bordered on crown land. One is paid off... the banks were left out of both deals. Made our own agreement through notary publics... both sides saved or made extra money.

I hear wolves howling in the winter from both properties. Both are only 20 minutes out of town...

There's no doors or windows in the small house just for clarification and the other property is a mobile home with no insulation....just sayin!

I'm just the messing around of course, Quesnel is a great place if you love the outdoors and it's fairly inexpensive to live. Bit of a rough town though, something tells me Booner fits right in
